Don't Fight Over Money You Haven't Earned!!

Most buyers use the services of a buyer’s agent to search for homes.  This is a frequently used excuse for listing agents to decline on holding an open house at their listings.  They feel that by holding their listings open, they are making life easy for buyer agents to collect a commission!!!

Those listing agents have lost focus on the main goal of taking a listing.  That one and only goal is to sit at the closing table with their seller and the new buyer.  The path of least resistance should be provided to that buyer and their buy agent.  That buyer agent has the key that will unlock the door where you'll find the closing table.

Many buyers wander through open house events on the weekends.  They don’t always have their buyer agents at their side.  It’s the job of the listing agent to welcome that buyer into their listing and close them on buying that home. 

It’s the job of the listing agent to contact their buyer agent and update that agent on the interest shown by their client.  The buyer agent wants a deal, too.  If the buyer is interested, the buyer agent will write that contract.  The buyer agent will usually visit the home before writing that contract but not always!!!  That’s not the listing agent’s problem. 

Most listing agents will consider this a procuring cause issue.  It could be challenged; the potential deal could be placed in jeopardy; and it’s usually a matter of principle.  Think of the goal.  You’ll move property faster, and you’ll move more of it!!  Don’t fight over money you haven’t earned, and it’s not earned until the deal is closed.
