I read a post by Carol Zingone just now and it prompted this post.

I do not remember who wrote this but it says, " If you are not on Google you don't exist."

I know it is not literally true but I have  used google a few times.

I had prospective tenants recently. I just sensed that something they mentioned to me was strange. I googled them and found out a lot of information.

If a client is looking for a multi million dollar property , more than likely you will find the person's profile on LinkedIn  . There may be papers published by the person . The person may have investemnt properties that may show up.

In some cultures people do not like to discuss their financial information . One way I handle this is by requesting them to talk to a lender and get prequalified.

I also tell my cleints they need not tell me if they are making a million dollars ayear. All I want to know is if they make enough to quailfy for the homes they want to look at. I ask how much they will use for down payment and roughly calcualte monthly paymets and based on my calculation of ratios I say do you make more than $XXX  and if the answer is yes I feel comfortable to go out  a couple of times till they talk to the lender. Most of my buyers are referred so there is already some trust.

When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.
